Hyatt Regency Kotor Bay Resort
On June 1st, 2023, Krolbay Company and Hyatt Hotels Corporation officially opened the Hyatt Regency Kotor Bay Resort. Located in the heart of the renowned Bay of Kotor under UNESCO protection, the first Hyatt resort in Montenegro offers guests a unique experience. Hyatt Regency Kotor Bay Resort, situated on Markov Rt, in a location recognized as a natural spa, is the perfect place for relaxation and rejuvenation, in a unique atmosphere in harmony with nature. Contemporary, eco-friendly design and harmony between exterior and interior spaces were the main focus in creating the concept of this hotel. Hyatt Regency Kotor Bay Resort features 252 modern and comfortable accommodation units (205 rooms, 21 premium suites, and 26 deluxe suites), 4 restaurants with international cuisine, several bars, and 3 modern conference halls. The resort also boasts a natural beach and offers 2 outdoor and one indoor pool. Mövenpick Teuta Kotor Bay in Risan
The Mövenpick Teuta Kotor Bay Company, a five-star resort in Risan, is part of an ambitious plan to reconstruct the former "Teuta" hotel, in which it will be invested 41 million euros by the opening in 2025. Positioned on the very shore of the world-famous Bay of Kotor, under UNESCO protection, the residential collection is part of the only "mixed-use" resort in the interior of the Bay and the first of its kind in Risan, a town of ancient history, culture, and heritage.
After obtaining all approvals, the company partnered with the renowned hotel group Accor and jointly determined the Mövenpick brand. The mixed model involves the development of exceptional hotel facilities with 151 units, including 66 on the real estate market and 85 traditional accommodation units, in a concept that combines a unique approach to hospitality with a focus on the history and tradition of Risan and the Bay of Kotor.
This includes the reconstruction of the former Teuta hotel, the establishment of a marina with 120 berths for yachts up to 30 meters in length, the transformation of the Ljubatović Endowment into a luxury boutique hotel, and the formation of an Eco-village and organic farm as an additional destination for owners and guests at Mövenpick Hotel and Residences.
In an area of 17.5 thousand square meters in the most peaceful part of the picturesque Bay of Kotor, the Mövenpick Teuta Kotor Bay resort will offer 151 elegant and comfortable accommodation units, restaurants, bars, conference space, and a spa center with a wide range of amenities, in addition to a hotel beach and indoor pool.
Bigova Bay Resort
Za razvoj infrastrukture budućeg kompleksa Bigova Bay na rtu Trašte u kotorskoj opštini, najavljeno je ulaganje od 400 mil EUR.
Planiran je turistički rizort “mixed used” namjene koji će uključivati hotel, restorane, vile i druge stambene, komercijalne i zabavne komponente. Predviđen kapacitet izgradnje na dijelu poluostrva koji je u posjedu Bigove Bay je veći od 105.000 kvadrata bruto građevinske površine, a rezidencijalne jedinice su namijenjene prodaji.
Projekat se realizuje u skladu sa Državnom studijom lokacije Sektor 38 i Lokalnom studijom lokacije Trašte, odnosno njihovim izmjenama i dopunama iz 2015. godine koje definišu dozvoljene spratnosti za rezidencijalnu i hotelsku komponentu.
Opština Kotor, Direkcija za uređenje i izgradnju Kotora i kompanija Bigova Bay potpisali su u decembru 2019. godine sporazum kojim je predviđena izgradnja dva hotela, od kojih je jedan sa 478 ležajeva, a drugi je manji, uz određeni broj vila.
U avgustu 2020. potpisan je prvi izvođački ugovor između kompanija BBI Development i Briv Construction za komunalno opremanje zemljišta i izgradnju komunalne infrstrukture za potrebe projekta Bigova Bay. Prva faza radova završena je sredinom 2021.
Vlada je 2022. godine dala saglasnost da se upiše hipoteka na katastarskoj parceli broj 1483/1, l.n. 547, KO Lješevići, procijenjene vrijednosti 7,47 mil EUR u korist kompanije Bigova bay.
U novembru 2022. je potpisan ugovor za izgradnju primarne infrastrukture za ovaj projekat, koji podrazumijeva izgradnju vodovoda, struje i optike za Donji Grbalj. Vrijednost projekta je 6,2 mil EUR, a rok za završetak radova je 13 mjeseci.
Marriott Hotel Kotor
In the heart of Kotor, on the site of the former Hospitality-Recreation Center (URC), construction of a luxury five-star hotel began in August 2022. The hotel, part of the Marriott hotel chain, is being built near the Old Town, on a coastal location between the Škurda River and the sea, within the scope of the State Location Study (DSL) "Sector 15" Saint Matthew - Mouth of Škurda.
The plot area of the complex is 7,475 m2, with the planned construction of the building, while the gross floor area of the building is 13,427.7 m2.
In April 2021, the state architect approved the conceptual design of the new hotel. As stated in the conceptual design, this location is designated for the construction of a high-category hotel complex, the arrangement of a public hotel beach, and the construction of a promenade - lungo mare between the hotel and the beach along the Škurda River to the existing bridge.
The hotel will have a total of 120 accommodation units - rooms and suites. All accommodation units will correspond to the 5+ star hotel category.
The building will also have two underground floors, where parking spaces will be located, as well as all the necessary service and additional premises for the hotel's operation, as stated in the conceptual design.
Completion of construction is expected in 2025.

Japanese Business in Kotor: Daido Metal Kotor AD
Daido Metal Kotor AD company, based in Kotor, was registered in August 2002 and has been in operation for over 20 years. The company's main production program includes plain radial and thrust half bearings and sliding bushes for internal combustion engines. Supplementary production includes the manufacture of white metal bearings for ship engines, compressors, turbines, etc., and the production of sliding elements made of integral materials based on copper alloys and aluminum alloys.
The factory covers an area of 11,500 m2 of production halls and 2,500 m2 of office space and auxiliary facilities, on a plot of 70,000 m2 of its own land, as well as top-notch equipment for the production of sliding elements. Daido Metal Kotor employs 133 workers. The Japanese company Daido Metal Company Ltd. owns 99.6% of the company's shares.
Cable Car "Kotor - Lovćen"
The Cable Car "Kotor - Lovćen" project is being carried out by the consortium "Leitner - Cable Car Kotor 1350", consisting of companies Novi Volvox Podgorica and "Leitner" Italy, based on a concession agreement signed in December 2021. According to the concession agreement, the concessionaire will use the cable car, along with accompanying facilities, for 30 years, after which it will be transferred to the state. The concession fee amounts to 15 percent of the net profit value from managing the cable car and accompanying facilities, and the concessionaire has committed to investing around 20 million euros.
The cable car route starts from Dub, located in the municipality of Kotor, and leads to the Kuk site on Mount Lovćen, at an altitude of 1,348 meters. The cable car has 48 gondolas, which can transport up to 1,200 passengers per hour, with a travel time in both directions of 22 minutes.
The view of the Bay of Kotor and the visit to Lovćen, the possibility to reach this fantastic location in just 11 minutes, easier access to Lovćen National Park for tourists, definitely make the cable car offer one of the must-see attractions for all who visit Montenegro.
